Los Naranjos II
This large villa underwent a makeover of epic proportions on a relatively small budget.
Our clients had owned this large villa in Nueva Andalucía for a fair few years and decided that the time had come to update it. The layout didn´t really work for them, it was damp and had numerous leaks and there were constant problems with the electrics. At the end of the refurbishment the owners wanted a house ready for the holiday rental market.
Maximising Rental Potential
Of course, increasing the number of bedrooms increases the potential rental value therefore the clients wanted to introduce four new bedrooms into the basement, all with en-suite. They wanted to knock down two walls on the ground floor to completely open up the kitchen, dining, living area and replace all the plumbing and electrics throughout. Externally the house needed a face-lift, new patio doors and windows and all the existing terraces and the swimming pool needed replacing.
3D Designs
The in-house architects at ProMas drew up new plans, which whilst completely reforming the villa, were done in a way that kept costs down and building work to a minimum. The team at ProMas are well experienced at looking for ways to maximise potential, something that comes with over 20 years’ experience and an ability to empathise with the client. 3D renders helped the client to visualise how their tired old house had the potential to become a sharp, impressive, contemporary villa with an inviting turquoise swimming pool.
Managing the Build
Work began removing doors, windows, bathrooms and kitchens. The basement was completely tanked and also, somewhat later on in the process, the flat roof above it, which would become valuable parking space. Bathrooms and bedrooms were built and new windows and patio doors were installed. A sleek white kitchen took shape on the ground floor and the whole house was re-tiled. Managing builds of this size requires constant and close attention to detail and a sizeable amount of materials needs to be ordered to arrive at the right time on the right day. Our project managers are always kept on their toes and performing these tasks effectively is one of the reasons ProMas has built up such a reputable name.
Interior Design
Our interior design team had been working behind the scenes sourcing everything from furniture to bed linen to decorative pieces ready to go in after the final clean. The dimensions of the rooms were generous and with seven bedrooms and seven bathrooms in total, the challenge for our interior design team was to create a finished look on a very tight budget that didn’t lack style. Towards the end of the project, the client made further cuts to interior design budget. This is a sensible option when preparing a house for the rental market as you can always upgrade or add furnishings at a later date when it is financially more comfortable. The finished scheme is fresh and inviting with bright pops of colour throughout. Carefully selected large corner sofas and smart dining tables introduce practical luxury.

Within six months the transformation was complete. Now a gleaming white villa with contrasting ironmongery provides a magnificent setting for groups of friends and families seeking a home close to all that the fashionable Puerto Banus has to offer. It is a world away from its former self and we get great satisfaction from seeing the delight on our clients’ faces as they see their new home emerge.
