This large villa underwent a makeover of epic proportions on a relatively small budget.

Our clients had owned this large villa in Nueva Andalucía for a fair few years and decided that the time had come to update it. The layout didn´t really work for them, it was damp and had numerous leaks and there were constant problems with the electrics. At the end of the refurbishment the owners wanted a house ready for the holiday rental market.

Maximising Rental Potential

Of course, increasing the number of bedrooms increases the potential rental value therefore the clients wanted to introduce four new bedrooms into the basement, all with en-suite.  They wanted to knock down two walls on the ground floor to completely open up the kitchen, dining, living area and replace all the plumbing and electrics throughout.  Externally the house needed a face-lift, new patio doors and windows and all the existing terraces and the swimming pool needed replacing.

3D Designs

The in-house architects at ProMas drew up new plans, which whilst completely reforming the villa, were done in a way that kept costs down and building work to a minimum.  The team at ProMas are well experienced at looking for ways to maximise potential, something that comes with over 20 years’ experience and an ability to empathise with the client.  3D renders helped the client to visualise how their tired old house had the potential to become a sharp, impressive, contemporary villa with an inviting turquoise swimming pool.

Managing the Build

Work began removing doors, windows, bathrooms and kitchens.  The basement was completely tanked and also, somewhat later on in the process, the flat roof above it, which would become valuable parking space.  Bathrooms and bedrooms were built and new windows and patio doors were installed.  A sleek white kitchen took shape on the ground floor and the whole house was re-tiled.  Managing builds of this size requires constant and close attention to detail and a sizeable amount of materials needs to be ordered to arrive at the right time on the right day.  Our project managers are always kept on their toes and performing these tasks effectively is one of the reasons ProMas has built up such a reputable name.

Interior Design

Our interior design team had been working behind the scenes sourcing everything from furniture to bed linen to decorative pieces ready to go in after the final clean. The dimensions of the rooms were generous and with seven bedrooms and seven bathrooms in total, the challenge for our interior design team was to create a finished look on a very tight budget that didn’t lack style.  Towards the end of the project, the client made further cuts to interior design budget.  This is a sensible option when preparing a house for the rental market as you can always upgrade or add furnishings at a later date when it is financially more comfortable.  The finished scheme is fresh and inviting with bright pops of colour throughout.  Carefully selected large corner sofas and smart dining tables introduce practical luxury.

Completed Villa

Within six months the transformation was complete.  Now a gleaming white villa with contrasting ironmongery provides a magnificent setting for groups of friends and families seeking a home close to all that the fashionable Puerto Banus has to offer.  It is a world away from its former self and we get great satisfaction from seeing the delight on our clients’ faces as they see their new home emerge.

Where do I begin!!! Andy, Nona and all their Team are some of the best professionals on the Coast. We purchased a Villa which needed renovation work, so I contacted a few companies through a quick Google Search, and WOW am I glad that ProMas was one of them. From the beginning they were so professional, taking notes and really listening to what we wanted to achieve, they drew plans and designs and mood boards before even commencing. We ended up double the renovation project as we felt we had the best people at hand, so they have created the most amazing home for us. The standard of finish and quality is incredible, the continuous feedback and check-ins were great and MOST importantly, they stand over their work, even to this day if we have any minor snags (Which is to be expected), they come and sort it - I don't know many companies that would bother coming back after you've paid them no matter what the issue. Overall, Andy and Nona made our dreams a reality and created a WOW Villa, they maintained the Andalusian charm on the outside, and created a modern masterpiece on the inside. The team were a pleasure to work with and Andy’s exceptional communication and video updates of the site progress meant even though I was in the UK I was always kept up to date. We were very hesitant after purchasing our house in Marbessa Spain, and went to multiple building companies to get quotes for the villa restoration. My husband being in the demolition and building game himself had high standards as to what we expected to be delivered as a final product. Well there are no words, absolutely none as to how phenomenal ProMas Building were with not only managing but beating our expectations! Andy and the team were direct with us as to was and wasn’t achievable as we didn’t want to demolish the house but they came up with such inventive ways to keep the character of our Andalusian villa intact whilst bringing it in to the modern day. They thought ahead for us of what it is like to experience the different seasons of Spain, really living there and what we might require with the weather changes and our changing family with little children to older relatives coming to visit. Mohammed and Nona were so welcoming with my ideas and even when I felt lost in how I wanted a room or where I was going with it, they just seemed to know how to make it work. Not even just work they brain stormed, gave me option upon option of what was needed and took all the stress away. They always delivered on time (realistically on two occasions they didn’t but that was due to a manufacturing problem and a delivery driver shortage) but this fortunately didn’t hold anything up and the team were keen to carry on working on other elements of the project so no time was waisted. Cost wise my husband dealt with all the financing but I do know I never heard any complaints from him and he mentioned multiple times that he could see where the money had been spent. ProMas as a team are people who we have whole heartedly trusted with our family home and for their finished results, support, trust and kindness that they have given us we cannot recommend them enough! And we will be using them again and again for any future projects. There are not enough superlatives to describe how delighted I have been from start to finish in the work carried out by Promas and in all my dealings with them. They are in a league of their own as far as professionalism and integrity is concerned. Their standards are of the very highest and their work is exceptional. Andy leads by example and has treated our project as if it were on his own home. We have had many challenges which have been the legacy of previous inferior workmen. But Andy’s team have displayed huge commitment, resourcefulness, initiative and skill. They have turned a disaster zone into an outdoor leisure place of functionality and beauty. And all in record time and with complete attention to details and workmanship. I cannot recommend this company highly enough and would happily answer any questions if you need further clarification on any aspect of their work. They could not be beaten but don’t tell everyone as I won’t be using anyone else for future work so need them to have time to fit me in!
